Description
This project is for the office building of ARK's agent in Johannesburg, South Africa. It plans 124 m2 in area shaped as a north-south rectangle. The building is a double-story with balcony and overroofs.
This project aimed to build up an office building featured by good environment, convenient accessibility, multifunction and popularity.
A. General Layout
In order to make the building harmonious with the surroundings, this project starts in an overall perspective and bases on reasonable evacuation principle, matched with proper function areas. Based on the confirmed drawing, this building was meant to be built as a rectangle double-story. Terrain situation was carefully considered during prefabrication so that perfect space solutions could be come up. Within the building, both room spaces and public areas were reasonably allocated which indicated ARK units' merits on space solutions. And the partitioned private office rooms gave the officers a true feeling of possession. In addition, all the units were painted green in accordance with the surroundings.
B. Function Areas
Various function areas were clearly layed out on the plans, which made the officers convenient to deal with their own matter and to fix problems. The whole building appeared comfortable. And it's facing the south, sunk with sunlight and absorbing fresh air, making the best use of the space.
C. Convenient Traffic
Around the building the ways for both the vehicles and people were reasonably designed. Vehicle ways run a circle outside the office block, with the parking areas around. And the emergency exits were considerately designed so there would be a full cover of fire protection.
D. Landscape Plans
Both man-made and natural landscapes were planed around the building with decent matching effect.
E. Cost Saving
Under the certain budget, Ark units on this project saved not only the costs, but also the space.
A. Designing Principles
On this project, the building designs were principled on practice, unique, comfort and economy, and put different construction standards into consideration, in order to provide perfect space solutions for this office building.
B. Building Structure
The color of the building frames was carefully considered in order to properly match with local environment. All the units were painted green in frames and white in walls, which made the units seem vibrant. People would feel fresh seeing the simplified trims. What's more, the two stories had their own features with similar structures. And the overroofs were not only water proofing, but good-looking.
C. Internal Plans
The offices are planed on both stories facilitating different departments. Glass sliding doors were used for the entrances in which way the offices can get enough sunshine and it feels wider. On the first level are reception room and offices, on the second level are managers offices and drinking rooms.
The air flows freely inside the building. And proper options of the doors and windows make it bright enough between each and every function areas, especially the window openings which are really practical.

Color Steel Sandwich Panels
The outside sheet is made of color steel, and the insulation inside is mineral wool, the two side tenons of the panels are thermocured in shaping machine, in which the light-featured building panels are made up.
The steel structure materials are light-characterized compared to concrete materials, with good insulation performances(0.034W/mk) and fast construction feature(over 40% circle reduced), surface sparkled(no more surface decorations as the galvanized color steel can sustain 15 to 30 years). So the steel structure is a kind of building material featured by load-bearing, insulation, water-proofing and decorations.
Mineral Wool
The fused metallurgy slags are made flocculent in a blowing or centrifugal process, featured by thermal insulation, sound-absorbing, corrosion resistance, fire proof, cost saving and recyclability, which makes it perfectly suitable for South Africa where it is hot and dry.
E. Alu. Doors & Windows
a, Aluminium material can be sustained longer than equivalent glassreinforced plastic and woody materials.
b, The aluminium doors and windows were all insulating as with insulating strips, increasing the insulation effects and avoiding the moisture condensation inside the rooms.
c, The aluminium materials are light but high strengthening as with high bending strength of the cross sections so that the doors and windows made of them are sustainable.
d, The aluminium materials are also highly performing on sealing as this kind of material is extensible and made with accurate measured cross sections. For this kind of material, sealing glue with good performances of water-proofing, flexibilities, sustainabilities, such as rubber gaskets and silicon glue. And all the grooves for the sealings on this kind of material have already been shaped during manufacturing.
e, The aluminium materials appear good-looking as certain copper color turns out after anode electrization. There are also other options like brown, silver. And the window opening is big enough to embed acceptable hollow glasses, which makes it bright enough inside the rooms.
f, The aluminium materials are strongly corrosion-resistant as the oxide layer will not fade away and drop off so there is no need to paint and it's easy to maintain them.
Others: There are also window curtains, and flyscreens for toilet windows so dusts and sects would be prevented and air refreshes effectively.

G. Sanitary fittings

a, Materials & Techniques: quality clay mixed together with quality raw mineral material processed in advanced Italian moulding method, with high density and strength, then furnaced under the temperature of 1268℃ for a period of 18 hours, less than 0.5% moisture rate reaching the standards for vitreous china, no crash due to climate or temperature changes.
b, glaze: imported quality zirconium silicate and strontium carbonate adopted for the Jianpai ceramics glaze, after high temperature furnace, the surface smooth and bright with few pinholes, with strong self-cleaning and dirt-resistant performances.
c, tubes glazed
d, water-saving & imnoisy : requirements for water saving:under 6 litres (heighten water tank to increase pressure);usually 55 decibels of squatting pan noise, 65 the highest.
e, toilet coverages & plumbing components: both made from ABS industrial plastic, the same as the window materials for the air planes with high strength;
H. Stairways
The staircases are double-passes saving space, with the space underneath the steps saved as storage rooms.
I. Balcony
The balcony sits outside the office rooms, comparably saving space and providing a space for relaxing.
J. Block waistline coverages
There are steel-made coverages for the block waistline gaps, on the one hand rain water proofing, on the other hand good-looking.
In summary, the modular office building in this project is sustainable, safe enough and comfortable for the usage, overpassing traditional building. It took less time to build them doing little harm to the environment as the construction garbages from plumbing, electrics etc. have been reduced by at least 70%, meeting the low-carbon requirement. And they are easy for transportation and movements, keeping the terrain's original appearance. In addition, the designing was based on the principles of practice, multifunction and humanity. It would be an excellent platform for our agent to present ARK MODULAR BUILDING SYSTEMS to the customers from South Africa, even all over Africa.
